• Computer with monitor and TV/DVD in the loft area – where you can play games, send emails or even do some work if necessary!

• Enough quiet areas to allow everyone to enjoy themselves in their own way.
• 4 bedrooms and 4 bathrooms – no arguments about who has the first shower! Two are en-suite. The third can be en-suite or act as a main bathroom upstairs.

FACILITIES:

• Ground floor master suite which has patio doors leading directly to the pool – with king size bed, wall mounted flat screen 32" TV, CD player, radio alarm, walk in dressing room with a safe that is big enough to take laptops, bath, huge shower, two sinks, hairdryer.
• Upstairs second master bedroom with queen size bed and en suite bathroom, flat screen TV, hairdryer. PS 2. 
• Two more bed rooms – both twin bedded rooms upstairs – one with ability to make en suite if you wish or you can leave it as the main bathroom to be shared by the two twin bedroom occupants. Play station 2 in each of the twin rooms.
• Upstairs the ‘loft’ area – a huge square landing with computer, desk, library, CD player and sofa bed. You can relax quietly there with a book from our library, do some work, play board games or cards, do jigsaw puzzles, watch TV or listen to music.
• Downstairs 4th bathroom with shower.
• Downstairs living area with two comfy sofas. This leads onto the pool deck and lanai.
• Utility room with washer, dryer and ironing board.
• Fully equipped kitchen with electric stove, fridge freezer with ice maker, dish washer, coffee maker, microwave, electric can opener, toaster.
• Beautiful separate dining area for more formal dining.
• Nook area for less formal eating and breakfast bar with four stools – as seen on ‘American Idol’ – very funky!
• Huge family room with leather sectional lounge suite where you can put your feet up and watch a TV or a film on the wall mounted 52" LCD TV – we have a selection of DVD’s and video’s for you to choose from. This room also has patio doors that lead onto the pool area.
• Fantastic ‘Car Theme’ Games room featuring old hub caps, car plates from every state of the USA, and other car memorabilia to enjoy while waiting your turn at basketball, foosball, air hockey, darts or pool. Have fun identifying each state's plate while you wait your turn, or just test the children's geography!!
• Beautiful, South facing 26’ x 13’ lit pool plus raised spa and large deck where you can sit in the sun. A spacious lanai with table and chairs where you can have lunch or just sit in the shade for a while. The whole area is screened from the insects but not from the sun and the pool has the facility to be surrounded by a safety fence to offer extra protection for children. Six loungers with cushions for extra comfort. Outdoor table with six chairs for comfortable dining on the lanai. Barbeque.

Our guests have all said that the photos are helpful but that the villa itself surpasses their expectations with its wonderful feeling of light and space. This is truely the perfect peaceful place to come home to after a hectic day in the parks!

TERMS AND CONDITIONS

Sleeps a maximum of 8 people

Prices are quoted per week and include utilities, cleaning and all taxes. Payment can be made in dollars, pounds sterling or by credit card. Pool heating is extra and is recommended in the months November to April. 
A deposit of £250/$350 or 20% is required, whichever is the greater per booking. The balance is due 10 weeks before the arrival date. If you book the villa 10 weeks before your arrival date then the full balance will be due immediately. 
A refundable deposit of £250/$350 must be paid on on arrival to cover any unforeseen breakages, damage or excessive cleaning that may be required. This will be refunded to you within 2 weeks of your departure, subject to property inspection..
Minimum stay is one week.
The owners/agents cannot be held responsible for any loss or damage to your property.  If you need to cancel your booking, please ensure that you are adequately insured by your Travel Agency.
Check in time is after 4.00pm on arrival date - unless by arrangement. 
Check out time is before 10.00am on departure date unless by arrangement.
